PT Tracon Industri Solusindo – PT Kilang Pertamina Internasional (KPI) RU III Plaju

In 2025, PT Tracon Industri Solusindo was entrusted by PT Kilang Pertamina Internasional (KPI) RU III Plaju to carry out the Assessment and Renovation Planning of Buildings within the Refinery Unit III area. This project was part of KPI RU III’s initiative to enhance facility safety, upgrade supporting infrastructure, and ensure all operational buildings comply with technical standards and national regulations.

Scope of Work

Tracon Industri Solusindo served as the technical consultant responsible for conducting a comprehensive assessment and developing a renovation plan, which included:

  1. Structural & Architectural Assessment
    Conducting physical inspections of existing building structures, documenting damage, deterioration, and safety risks, and evaluating building feasibility for long-term operations.

  2. MEP System Assessment (Mechanical, Electrical & Plumbing)
    Reviewing the condition of electrical systems, distribution panels, piping installations, ventilation systems, and other supporting equipment to determine repair or replacement needs.

  3. Risk & Safety Analysis
    Identifying structural and operational hazards within the refinery buildings and providing mitigation recommendations aligned with Pertamina’s HSSE standards.

  4. Design Development & Renovation Planning
    Preparing architectural concepts, space layouts, structural repair designs, and MEP upgrade plans to improve safety, comfort, and operational efficiency.

  5. Cost Estimation & Scheduling
    Preparing the renovation budget estimate and developing a feasible project timeline that would not disrupt refinery operations.

  6. Final Assessment Report & Technical Recommendations
    Delivering a comprehensive report containing existing conditions, inspection findings, technical analyses, renovation priorities, and a renovation execution roadmap.

Project Challenges

Several challenges were successfully managed by Tracon, including:

  • The project site being located within a high-risk refinery operational area.

  • Limited inspection access due to ongoing refinery activities that could not be halted.

  • Variation in building ages requiring different inspection approaches for each structure.

  • Ensuring renovation plans aligned with Pertamina standards and the latest construction regulations.

Through intensive coordination with KPI RU III Plaju’s HSSE and engineering teams, all assessment activities were completed safely and on schedule.

Project Outcomes & Impact

The project delivered several strategic outputs for KPI RU III Plaju, such as:

  • Accurate and validated documentation of existing building conditions.

  • A renovation plan that is efficient, safe, and fully compliant with Pertamina standards.

  • Identification of repair priorities that supported budgeting and decision-making.
